The Hotelier Edit: Alessandro Casola, Director, The KOOS Hotel&Apartments
In collaboration with HotelPartner Revenue Management, the Independent Hotel Show team caught up with Alessandro Casola, Director, The KOOS Hotel&Apartments. Within this insightful interview found out more about his experience within the hospitality industry, what sets Munich apart as a destination and what he believes are some major opportunities and challenges in the hotel marketing this year.
Tell us about yourself and your experience in the hospitality industry or tell us about the history of your hotel.
I am Alessandro Casola and I have been the director of this house since 2019. Our story began in 1999, when the vision of a hotel emerged from a simple lamp shop. In 2008, the owners, the Reich family, transformed the building into the “City Aparthotel” with only 25 rooms. Since then, we have grown and developed significantly. A milestone was in February 2024, when we presented our new concept, which we have completely redeveloped since 2021, as part of a major rebranding event. “The KOOS Hotel&Apartments” now exists with a total of 95 rooms and a strong focus on sustainability, digitalization and guest experience.
What made you choose to pursue a career in hospitality?
I’ve always been passionate about creating memorable experiences for people. Hospitality allows me to connect with individuals from all walks of life and to ensure they feel welcomed and valued. The dynamic nature of this industry keeps me motivated and continually seeking new ways to innovate.
What sets Munich apart as a destination for independent hotels compared to other German cities?
Munich is unique in its blend of traditional Bavarian culture and modern urban life. The city attracts a diverse range of visitors, from business travelers to tourists, which provides a fertile ground for independent hotels to thrive by offering personalized and unique experiences that larger chains may not be able to provide.
How do you differentiate your independent hotel from the larger chains and other independent properties in Munich?
At “KOOS” our USP lies in our commitment to sustainability and personalized guest care. We have created a warm, inviting atmosphere that feels like home while incorporating modern amenities and a deep respect for the environment. Our rebranding efforts and creation of unique spaces like our Living Lobby with our Bowl Restaurant allow us to stand out in the competitive Munich market.
What does a great customer experience look like at your hotel, and what makes it unique?
A great customer experience at KOOS Hotel & Apartment is one where guests feel truly valued and cared for from the moment they step through our doors. We focus on providing a personalized stay, where the comfort and needs of our guests are our top priority. Our commitment to sustainability also adds a unique touch, as our guests know they are supporting a hotel that values the environment.
What do you think defines an independent hotel?
An independent hotel is defined by its ability to offer personalized, unique experiences that reflect the local culture and the values of the community. Unlike larger chains, independent hotels have the flexibility to innovate and adapt quickly to the needs of their guests, creating a more intimate and memorable stay.
What do you think are some of the major opportunities and challenges in the hotel market this year?
This year, one of the biggest opportunities lies in sustainability. Guests are increasingly seeking hotels that are environmentally conscious, and those that can authentically deliver on this will stand out. However, challenges such as economic uncertainty and changing travel behaviors post-pandemic will require hotels to be more adaptable and innovative in their approach.
Do you attend trade shows? If so, what benefits do you find in attending?
Yes, attending trade shows is crucial for staying up to date with industry trends and networking with other professionals. They provide an opportunity to learn, share ideas, and discover innovations that can be applied to improve our operations and guest experience.
Are you planning to attend Independent Hotel Show Munich? If so, what are you most looking forward to with the launch event taking place in November?

I’m particularly looking forward to the exchanging of ideas with other industry leaders and discovering new ways to enhance our hotel’s offerings. It also provides a great platform to showcase what „KOOS“ has achieved, especially with our recent rebranding.

My advice would be to stay curious and open-minded. The hospitality industry is ever-evolving, and those who can adapt and innovate will find success. It’s also essential to genuinely care about people and their experiences—this industry is all about creating memorable moments for guests.
What revenue management strategies have proven most effective for your independent hotel in Munich?
